16th Street Heights is One of the Most Overlooked Neighborhoods in Washington DC

 

Historic and quiet,16th Street Heights offers charming personality, a suburban allure and a small town feel to its diverse residents. The neighborhood is a good mix of American Craftsman style rowhouses, semidetached, and detached single-family homes which are still very affordable. You can find some GORGEOUS homes in this neighborhood in the $400-$500's, with a yard, off-street parking, 3+ BR & a basement! This is unheard of in NW DC. You get a lot more bang for your buck than most people realize.  That's why I personally invested two years ago in this 'off-the-radar' gem of a neighborhood.

The northern boundary of the neighborhood is Missouri Ave, with 16th St. to the west, Georgia Ave. to the east, and Spring Road NW and New Hampshire bordering the south.  All of the neighborhood lies with the 20011 zip code. 
 
16th Street Heights was built in the 1920's and 30's as a streetcar community at the end of a trolley line.  Today the residents have access to multiple bus lines instead of the metro, which preserves the neighborhood's quiet atmosphere.  It went through a revival in the 1980's and the value of the homes is on the rise as the third generation of residents are moving in.  Many homes have been modernized on the inside while keeping the old charm of the exterior as well as the formal entranceways and receiving areas.  Current residents came here to flip, but ended up staying because of the charm!     • Little known fact --- Rock Creek Parkway is a super-fast way to Northern Virginia. Be on Route 66 in as little as 8 minutes against traffic!

  3. Circulator bus now on 14th St!

  4. Metro & Express bus transportation down both 16th & 14th Streets.

  5. It's WAY closer than you may think. You only have to drive two miles to reach downtown.

  6. My backyard is Rock Creek Park - most overlooked oasis in the city.

  7. Carter Barron Amphitheatre -- offers free summer theatre productions and music events.

  8. Tennis at Rock Creek Tennis Center as if we're country club members, but without its price!

  9. Residents can enjoy fresh garden vegetables and produce from community plots offered at Twins Oaks Community Garden.

  10. Upshur Park and Hamilton Recreation Center - both undergoing brand new updates from city funding & will be an amazing addition upon completion. They not only offer sports and recreational options, but there's a brand new dog park under construction on Arkansas Avenue!
